Bridgerland Meadow Townhomes are constructed by craftsmen and women who are proud to have their names associated with each home. All homes have 9 feet ceilings on the main level to increase the spaciousness of the primary living areas. All homes are heated with a 95% efficient furnace and cooled using the best systems available. All homes are insulated and sealed from the weather using high tech materials and attending to heating and cooling efficiency and are Energy Star Certified!
SECURITY
Smoke detectors have been installed on each level and have a battery backup should power fail. CO2 detectors are installed in each home. Special ground and arc fault breakers have been installed to prevent electrical shock.
HOMEOWNERS ASSOCIATION
The Homeowners Association will conduct meetings and allow for active input from owners.
The association will be responsible to collect dues which are used for building fire and liability insurance coverage, exterior building maintenance, common area care and maintenance, snow removal on all common areas owed by the Association, and to conduct the business of the association.
A Community Center building will be constructed for the use of Association business and for enjoyment of residents. There are lagged open common areas and include a playground and pavilion available for resident’s use.
ENERGY FEATURES
All homes have been planned and constructed with energy conservation as a cornerstone of construction. All buildings have been “wrapped” with Oriented Strand Board and weather tights building wrap which provides strength and seals the interior from outdoor environment.
Walls are filled to capacity with high tech blown in insulation which insulates from cold and heat and also further “seals” the living area. Ceilings and windows are where most interior heat and cool are lost. Ceilings are enveloped with an R-49 blown in insulation and windows have been selected for their ability to withstand the harsh climate of Cache Valley.
Windows are constructed using two panes separated with an air space with frames designed for minimum air infiltration. All homes have a 95% energy efficient gas forced are heating and electric forced air conditioning system. Additionally a quick recovery 50 gallon hot water system is standard with an optional “tankless instant on” hot water system available.
Beginning in 2010 all homes are Energy Star Certified, adding value and saving on heating and cooling.
EXTERIOR FEATURES
Each home features a large private front courtyard which is unique and maintained by the association. All homes have a double over-sized attached 2 car garage capable of housing larger pick ups and SUVs. These garages are unique in town homes. All utilities within the development are placed underground for safety and aesthetic integrity.
Guest parking is conveniently located throughout the development. Maintenance free exteriors are accented with long lasting brick, stone, and stucco. Walking paths encourage a pedestrian friendly environment and a sense of community connecting all areas of the development.
Beautifully designed and cared for land- scaped and open areas make up almost 40 percent of the development. On site storage units will be constructed as well as garages which can be rented by residents of Bridgerland Meadows. A large playground area is included in Phase I, a Pavillion in Phase 2, and a Com- muity Club- house will be constructed in Phase 3.
Our goal is that the exterior features in the development contribute to the quality of life for residents and that the homes look as good 25-50 years ahead as they do today.
TECHNOLOGY FEATURES
Each home is hard All All homes are pre-wired for high speed internet, satellite dish TV, and local cable programming. All the services offered by Comcast are available - from high speed internet, to digital voice, to digital cable and on-demand. Other technology providers will provide services beginning in the summer of 2010.
